We thank you for extending your courtesy in regard to supply & installation of an elevator as per the above-mentioned subject, and hereby we have pleasure in submitting our detailed proposal for the same.

Delivery & Installation

Material Delivery

We shall deliver the material within a period to be confirmed from the date of signing the agreement and on receipt of advance payment, approval of shop drawings — whichever is later.

Installation

The elevator will be installed, tested, commissioned and handed over to the client within a duration to be confirmed working days per lift after work starts. Any delay caused by other parties (per the "work to be carried out by others" clause) is to be compensated by the client.

We emphasize the concept of preventive maintenance, for which our trained technicians render round-the-clock 24/7 service to provide effective lift servicing and emergency breakdown attendance to our end users. After the free-maintenance period, we shall offer an Annual Maintenance Service on a chargeable basis of ₹ amount to be confirmed per year, with 24/7 call-back service.

Warranty is effective from the date of handing over the lift. During this period we guarantee to repair or replace any parts of the lift — excluding rope & ELD battery — that become defective, subject to proper use of the lift by the client and provided the lift remains under our maintenance. This condition does not apply where the lift is used improperly by the client (wilful damage, misuse, etc.).

Offer validity: this offer is valid for a period of 30 days from the date of this offer.

Concept of Machine Room-Less Elevators

Machine room-less — shaft section

Machine room-less elevators are designed so that most components fit within the shaft containing the elevator car, with a small cabinet housing the elevator controller. No additional machine room is required, which reduces building cost. Other than the machinery being located in the hoistway, the equipment is similar to a normal traction elevator.

Special Functions of the Elevator

A. Operational & Service Features

Overload Holding Stop

Makes the elevator inoperative with audible indication in the event the car is overloaded beyond rated capacity.

Car Light & Fan Shut-off

If there are no calls for a set period, car lighting and the ventilation fan automatically turn off to save energy.

Car Call Cancelling

When the car responds to the final call in one direction, the system automatically clears remaining calls in the other direction from memory.

Emergency Operations & Features

Emergency Landing Device (ELD)

Brings the elevator car to the nearest floor and opens the door automatically in case of power failure.

Over Speed Governor

When the elevator over-speeds during downward travel, the electrical contact opens to disconnect power to the hoisting motor and brake; a mechanical gradual wedge-type safety then stops the car.

Fire Fighter's Switch

Located at ground floor only. When activated during fire or other emergencies, all hall and cabin calls are cancelled and the designated elevator returns immediately to ground floor, thereafter responding only to car calls.

Emergency Car Lighting

If power supply fails, emergency car lighting illuminates and remains lit for up to 3 hours without recharge.

Door Operation Features

Door Load Detector

When excessive door load is detected while opening or closing, the doors immediately reverse.

Repeated Door Close

If an obstacle prevents the doors from closing, they repeatedly open and close until the obstacle is cleared.

Reopen with Hall Button

Closing doors can be reopened by pressing the hall button corresponding to the car's direction of travel.

3D Full-Length Light Curtain

Curtain-of-light door obstruction control — when an object is caught in the doors, they reverse direction, repeating until the obstruction is removed.

Other Features

Alarm Bell

Provided on car top (DC).

Car Arrival Chime

Electronic chimes sound to indicate a car is arriving at the requested floor.

Main Floor Parking

If the elevator is unused past a pre-set value, the car parks on the main floor with doors open.

Intercom

4-way intercom allowing communication between passengers, building personnel, and maintenance technicians inside the shaft during servicing.

Terms & Conditions

Work Not Included

  1. Provision of 3-phase power output near the lift shaft, no more than 3 m from the shaft.
  2. Adequate power supply throughout the installation period for tools, lifting and hoisting equipment.
  3. Lockable storage facility on the ground floor near the lift shaft.
  4. All necessary permissions and approvals, if required, from local authorities to deliver and conduct lift works.

Other Terms & Conditions

  1. The above prices exclude any emergency standby generator, air conditioner and main switches in the lift machine area, and any main power cables to the machine area.
  2. Oracle is not responsible for protecting materials stored on site; the client/owner must arrange standby staff to secure materials from weather conditions and theft.
  3. Oracle reserves the right to dispose of equipment or discontinue work until payment has been made and satisfactory assurance of subsequent payment is given. Work, when resumed, follows the prevailing schedule at that time; this does not relieve the client of their liabilities under this contract.
  4. If the client is not ready to accept delivery on the agreed date, they must designate an alternative acceptance point beforehand — otherwise Oracle may store materials at the client's risk and cost, with all additional handling, transfer and warehousing costs reimbursed by the client.
  5. Our workmen must be given a safe place and safe access to work; we reserve the right to discontinue work if this provision is violated.
  6. Work is performed during our regular working days unless otherwise agreed. Overtime requested by the client to accelerate the program is charged at our usual overtime rate, added to the contract price.
  7. Oracle is not liable for loss, damage (including indirect and consequential), or delay due to causes beyond our control. Damage to our equipment, tools or works from causes other than our workmen's negligence shall be compensated by the client.
  8. If the client cancels the order after signing, they must pay the value of all fabricated materials less salvage value, plus shipping, clearing, customs duty and delivery costs plus 10% overhead if equipment has already reached site.
  9. Title to all equipment and materials furnished remains with Oracle, who may retake possession at the client's cost if the client defaults on any payment term.
  10. During civil works, if electrical wires or water lines are found inside the pit area, Oracle is not responsible for disconnecting/reconnecting them; such additional work is evaluated and quoted as a variation.
  11. Cabin, door, ceiling, flooring and handrail finishes must be confirmed and signed by the client alongside agreement approval. Unsigned or unconfirmed designs default to Oracle's standard options, and Oracle is not responsible for resulting discrepancies.
  12. Oracle is not required to install equipment requested by government or civil-defence authorities that is not specifically required by local codes as of this proposal's date; feasible additions are undertaken at extra cost.
  13. Warranty is void under circumstances including: acts of government, labour disputes, fire, theft, floods, water leakage, weather, earthquake, riot, civil commotion or war, acts of God, vandalism or misuse, voluntary depredation, electricity failure or voltage fluctuation, water or debris falling into equipment, sabotage, vermin or exposure to elements, high machine-room temperatures, pit water leakage, late payment after work completion, materials left unused over a year, third-party damage, non-renewal of maintenance contract, or delayed operation beyond two years from delivery for reasons unrelated to Oracle.
  14. Warranty covers all elevator parts in the first year from the date of operating the elevator, provided the operation period does not exceed six months from the date of material delivery.
  15. If operation is delayed more than 2 years from material delivery for reasons unrelated to Oracle, Oracle is not responsible for defects or cleaning/polishing costs arising from the prolonged idle period.
  16. Oracle may revise pricing if the client requests changes to technical or aesthetic specifications, or additional work outside this contract's scope.
  17. If the client delays any payment or pays partially, Oracle may stop works or services until due payments are received, with the project timeline extended accordingly.
  18. All drawings, illustrations and descriptive material are approximate, shown only to indicate general style, arrangement and dimensions. Where the main contract and our offered specifications vary, the agreement's terms — including this quotation — shall prevail.
  19. Packing cases, leftover materials, tools, tackles and instruments brought to site remain Oracle's property.
  20. Force Majeure: Oracle is not in breach of contract nor liable for failure or delay caused by natural disasters, political conflicts, epidemics, civil commotion and similar events.
  21. If ownership or responsibility for the project/property transfers to a third party, the client remains liable for dues owed to Oracle under this contract.
  22. If the 2nd order payment is delayed beyond 30 days, Oracle may discontinue manufacturing; beyond 180 days, Oracle may discard the manufactured elevator at its discretion, without responsibility for resulting delivery delays.
  23. This quotation/agreement is signed by both parties at Oracle Lifts & Escalators Private Limited.
